Finance for Builders and Property Developers
Funding for each stage of a project, from the first build to the last unsold unit.

How lenders look at a building or development project
A project lender is mainly looking at the project. They want to know what the finished stock will sell for, what it costs to build, and whether the team can deliver it. That means the feasibility, the building contract, the approvals, and your track record on similar jobs.
Two measures come up on every file. The first is gross realisation value (GRV), what the finished project is expected to sell for. The second is the loan-to-value ratio (LVR), the loan as a share of the property's value. A quantity surveyor (QS) checks the costs and signs off each stage before funds are released. Joseph Farhat and his team prepare the file around those numbers, take it to lenders across our panel of 90+ bank, non-bank, and specialist lenders, and aim for an indicative assessment within 2 business days.
What builders and developers most often bring to us
Funding a new build or development
From a duplex to a block of townhouses or apartments, construction and development finance is approved as one facility and released in stages as the work is completed and checked. Some lenders on the panel will consider projects with reduced presales, priced to suit.
Development financeA facility ending before the build does
Delays in weather, trades or approvals can leave a project short of its facility expiry date. A refinance can pay out the current lender and fund the remaining work through to completion. Projects past slab are usually the easiest to place.
Development loan refinanceA stalled site after a builder exits or costs run over
When a builder leaves the job or costs exceed the facility, completion finance funds the remaining work with a new builder. Lenders size it on the cost to complete and the finished value.
Construction completion financeFinished stock still unsold at maturity
A residual stock loan pays out the construction facility on a completed project, so the remaining units can be sold on a realistic timeline rather than all at once.
